Three and four track sliding doors

Sliders with three or four tracks so panels stack behind each other, clearing up to about three-quarters of the opening. Guide prices from £5,595 inc VAT.

What are multi-track sliding doors?

A multi-track sliding door is a sliding door whose frame has three or four parallel tracks instead of the usual two, so each panel runs in its own lane and several panels can slide behind one another. On a standard two-track door one panel can only pass one other, so the door opens about half its width at most. On a three-track door two panels stack behind the fixed one and about two-thirds of the opening clears; on a four-track door about three-quarters clears.

On many systems the panels are linked, so pulling the first panel draws the others along behind it and closing it brings them back out in turn. Multi-track doors suit wide openings where you want more of the gap open in summer but prefer the slim meeting stiles and large panes of a slider to the folded stack of a bifold. They can also be arranged to part in the middle, with panels stacking to both sides.

The frame is deeper than a two-track door, so the opening needs enough wall thickness or a suitable head and cill detail. Price is driven by overall width, the number of panels and tracks, height, glass and colour, and any structural work to form or widen the opening. A free survey confirms the wall depth and opening size, and the price is then fixed in a written quote.

Who are they for?

Best suited to

  • Wide openings that should open beyond half
  • Homeowners weighing sliders against bifolds
  • Garden rooms and summer living spaces
  • Openings from about 3 m to 8 m wide

Worth considering

  • Even with four tracks, about a quarter of the opening stays filled by the stacked panels.
  • The deeper frame and wider cill need more wall thickness and show more frame where the panels stack.
  • Extra tracks, rollers and panels cost more than a two-track door of the same width.

Why choose multi-track sliding doors?

  • Three tracks let two panels park behind a fixed one, so about two-thirds of the opening is clear instead of the half a two-track door allows.
  • Four-track frames stack three moving panels behind the fourth, clearing around three-quarters of a wide opening while keeping the large glass of a slider.
  • Closed, a multi-track door shows only a few slim meeting stiles across the opening, rather than the frame every metre or so that a bifold has.
  • Panels stack neatly within the frame at one end, taking no room on the patio or inside, unlike a bifold stack that stands out from the wall.
  • On many systems, pulling the first panel picks up the panels behind it, so the whole door opens or closes in one easy movement.
  • Each panel runs on its own track and rollers, so wear is shared across the door and any one panel can be adjusted without disturbing the others.
  • A bi-parting layout lets panels stack to both sides, opening the centre of a wide door to line up with a dining table, path or garden feature.
  • A sliding door can be left open at any width, from a hand's gap to fully stacked, whereas bifold panels open in folded pairs that stand out into the garden.

Options and extras

  • Track count. Three tracks for about two-thirds clear opening, or four for about three-quarters on wider doors.
  • Stacking side. Panels stack to the left, to the right, or to both sides on a bi-parting layout.
  • System type. Standard aluminium, slimline or lift and slide multi-track systems, depending on panel weight and sightlines.
  • Glass. Double or triple glazed safety glass, with solar-control or acoustic laminated options.
  • Colours. Single or dual colour powder coating to match windows, cladding or render.
  • Pocket finish. Where wall space allows, panels can slide into a formed wall pocket so the whole width clears, as on our external pocket sliding doors.

Lead times and fitting

Lead time: Typically 4–6 weeks for aluminium, 6–8 weeks for slimline or lift and slide versions, from survey sign-off.
Fitting: Typically 1–2 days; allow 3–5 days of building work first for a new or widened opening.

Nothing is ordered until you confirm the surveyed specification in writing. See how it works.

Rules and approvals

England

In England, a replacement sliding door is a controlled fitting under the Building Regulations. In an existing home, a door with more than 60% glazing must reach a U-value of 1.4 W/m²K or better (or a Doorset Energy Rating of band C) under Approved Document L, and glass in doors must be safety glazing under Approved Document K. We arrange compliance through a competent person scheme installer or by notifying Building Control, and you receive the certificate.

Wales

In Wales, replacement doors are covered by the Building Regulations as applied in Wales, including the Welsh Part L energy requirements and safety glazing rules. Compliance is arranged through a competent person scheme installer or your council's Building Control, and the certificate is kept with your property records.

Scotland

In Scotland, replacing a door like for like in a house does not usually need a building warrant, but the new door must still meet the Scottish building standards for energy and safety. Forming or widening an opening is different: that needs a building warrant from the council before work starts.

Northern Ireland

In Northern Ireland, the Building Regulations (Northern Ireland) apply through your district council's building control service, with energy guidance in Technical Booklet F1. Work in Northern Ireland is by arrangement, and we confirm the approval route for your property at survey.

Multi-track sliding doors: common questions

How much do three and four track sliding doors cost?

Multi-track sliding doors start from a guide price of £5,595 for a 3 m three-panel door, fitted, inc VAT, at standard 2.1 m height. A 4 m door is a guide £6,795–£8,295, and an 8 m four-panel door is around £11,595. Slimline or lift and slide versions, glass and colour move the price, which is fixed in a written quote after survey.

How much of the opening does a three track sliding door clear?

A three track sliding door typically clears about two-thirds of the opening, because two panels slide behind the third and stack in one block. A four track door clears about three-quarters, and a standard two-track door about half. The exact clear width depends on panel sizes and frame depth, which are confirmed on the drawing in your quote.

How wide can a multi-track sliding door be?

A multi-track sliding door in our range typically runs from about 3 m to 8 m wide, with three panels up to about 4 m and four panels on wider openings. Each panel is usually up to about 2.5–3 m wide depending on system and glass. Very wide doors need a structural opening sized for them, which is checked at survey.

What is the lead time for three and four track sliding doors?

Three and four track sliding doors typically take 4–6 weeks to make in standard aluminium, or 6–8 weeks for slimline or lift and slide versions, after survey sign-off. Fitting typically takes 1–2 days. Where the opening is being formed or widened, allow 3–5 days of building work first. All of these times are typical rather than promised.

Are multi-track sliding doors secure with so many panels?

Multi-track sliding doors are secure when each moving panel locks to its neighbour or to the frame, typically with multi-point hooks and anti-lift blocks on every sliding leaf. Laminated glass and a key-locking handle on the main sliding panel add further protection. Multi-track systems are available tested to PAS 24, and the locking arrangement is set out in your quote.

Are three track sliding doors as warm as two track doors?

Three and four track sliding doors are typically comparable with two-track doors on thermal performance when the system is thermally broken, with whole-door U-values around 1.2–1.6 W/m²K double glazed depending on system. In England, a new or replacement door in an existing home with more than 60% glazing must achieve 1.4 W/m²K or better. Wales, Scotland and Northern Ireland each publish their own energy guidance.

Do I need planning permission or Building Regulations for a wide multi-track door?

In England, replacing doors on a house is usually permitted development if the new doors look similar, but flats, listed buildings and Article 4 areas may need consent. The door is a controlled fitting under the Building Regulations, and widening the opening for it is structural work needing an application and calculations. Rules differ in Wales, Scotland and Northern Ireland, so we check them for your address.

How do you clean a door with three or four tracks?

Cleaning a three or four track door means vacuuming each track in turn, wiping it with a damp cloth and clearing the drainage slots, because grit in any lane will make its panel drag. It is easiest with all panels stacked to one end, then the other. Rollers can be adjusted individually if a panel drops, and checking each spring that every panel still runs freely takes only a few minutes.
