Sliding door replacement across the Highlands and Islands

Here is what to weigh up if you are considering replacement sliding doors for a home in Highlands and Islands:

Before booking a survey for a Highlands and Islands flat, check your lease or title deeds and speak to the managing agent, factor or other owners, because doors in flats may need consent that houses do not.

Does the old door in your Highlands and Islands kitchen whistle in the wind or leave puddles on the sill? Worn seals and failed drainage are common reasons to replace rather than repair.

  • Most two-panel replacements are completed in a single day, so the house is secure again by the evening without the room being out of use for long.
  • Slimmer modern frames often give a larger area of glass within the same opening, letting more daylight into the room than the old door did.
  • New rollers and a precision track make a heavy door glide with a light push, where an old door may need both hands and a firm shove to open.

Daylight and glass in the Highlands and Islands

June 55°Dec 9°

In the Highlands and Islands the shortest day has roughly 6 h 27 min of daylight and the longest about 18 h 11 min. The noon sun sits near 9° above the horizon in winter and 55° in summer — so glass that faces south collects useful warmth from October to March, while a west-facing door may need solar control to stop it overheating in July.

In Scotland, replacing a door like for like in a house does not usually need a building warrant, but the new door must still meet the Scottish building standards for energy and safety. Forming or widening an opening is different: that needs a building warrant from the council before work starts.

Questions about replacement sliding doors in the Highlands and Islands

Do I need building approval for replacement sliding doors in the Highlands and Islands?

In Scotland a like-for-like replacement door usually needs no building warrant, but must meet the building standards; new openings need a warrant. We confirm the right route for your property at survey, so the paperwork is in place before fitting.

How long does it take to replace a sliding patio door?

Replacing a two-panel sliding patio door typically takes one day, from removing the old door to sealing and trimming the new one. Larger doors, three- or four-panel sets and doors needing extra making good typically take one to two days. Manufacture comes first, typically 4–6 weeks for aluminium or 2–4 weeks for uPVC after you sign off the surveyed specification.

Will the new door have a lower threshold?

A lower threshold may be possible on a replacement, depending on the floor level inside, the height of the patio or ground outside and how the opening was built. Low thresholds are typically 15–25 mm. A flush threshold needs a drainage channel outside so rain cannot run in. We check levels at survey and tell you what is realistic.

What if there is no proper lintel above my old door?

Occasionally an old door frame turns out to be carrying some load because the support above the opening is inadequate or missing. We check the head of the opening at survey and again when the old frame comes out. If extra support is needed, we explain why, what it involves and what it costs before any further work goes ahead.
